      Urban Renewal Zone and Mixed Use Transition Policy Area 38 Fact Sheet
    Zoning determines how your land can be used or developed.  For example, you can open a restaurant in a commercial zone or build a warehouse in an industrial zone.

    Residential zone

    Residential zones are used for a range of housing types, styles and densities.  Density refers to the number of dwellings allowable per subdivision or allotment. Generally residences are one to three stories in height.

    The City of West Torrens Development Plan now includes a range of policy areas that envisage residential development of different densities. These policy areas can be broadly grouped as follows:

    • Low Density and Medium Density policy areas
    • Conservation and Character Areas
    • as well as policy areas in the Urban Corridor Zone that support mixed use development.

    Urban Corridor zone

    The Urban Corridor zone will contain an innovative mix of medium density  and high density residential development, together with community and employment land uses, along Port Road, ANZAC Highway and Henley Beach Road corridors. The combination of land uses will vary within these corridors.

    Some locations will provide a mix of land uses with ground floor shops, restaurants and offices, and upper level residential, while other locations will give priority to residential development. Other parts of the zone will have a stronger employment focus.

    Urban Renewal Zone & Mixed Use Transition Policy Area 38

    Council has identified the long-term vision to revitalise parts of Underdale and Torrensville.

    The zone is located close to the City and the River Torrens Linear Park. It will encourage the development of vacant land in the area and responds to the long-term decline of industry in inner suburban areas.

    The long-term vision seeks to transition the existing industrial land uses to low impact mixed use development and medium density residential development that is compatible with existing uses and consistent with the vision. It is envisaged this may take many years to be fully realised across the area.

    Commercial zones  are suitable for commercial and business uses ranging from:

    • consulting rooms
    • offices
    • warehouses
    • light industry.
