Building in flood prone areas

If you’re planning to build in an area that could be affected by flood in a major storm there are conditions which must be met.

Your application will be considered on merit, with consideration given to the nature of the land you plan to develop and the form of development you propose.

In most cases the ground floor level of new developments needs to be built 200mm above the level of floodwaters occurring during a 1-in-100-year storm event.

A 1-in-100-year storm event

A 1-in-100-year storm event is a storm which causes higher than average flooding and has a one per cent chance of striking in any given year. This doesn’t mean that one only occurs every 100 years - floods can happen any time.
